Pictures are taken with a wide angle lens which shows the features of your home to the best advantage. Care is taken to ensure that the rooms are in good order before photographing. Quality signs are posted in front of your home when permitted. Well crafted wooden signs are used that signal the quality of care we use in all of our marketing efforts. Your home appears on the Outer Banks Blue website as a featured property, www.realtor.com, Homes and Land magazine and website, HomeTour magazine and website, The Whitley-Strachan website and Real Estate Outer Banks. Your home is listed on the Multiple Listing Service. Nine photos of your home will appear there as well as a description highlighting the best features of your home. Outer Banks Blue guests receive a “featured listing flyer” in there check-in packets featuring your home! This is a great way to advertise, as many guests turn into Outer Banks home owners. Your home is promoted with “Just Listed” color postcards mailed to our exclusive data base of investors, home owner and renters. Flyers are sent to fellow realtors and posted in our office. When permitted, flyers are posted by the For Sale sign near your home and displayed in your home. In addition, advertising is done in the local print publications such as Homes & Land and HomeTour magazines. All leads are captured. Interested Buyers are contacted right away. When an inquiry is made via email from the Outer Banks Blue website, a response is generated immediately. Follow up by a personal phone call or email is always made before 5 PM the same day or by noon the following day if the request comes in after 5 PM. Your home is shown whenever reasonably possible. If your home is in our rental program, we have direct access to guest’s arrivals and departures and may be able to set up a last minute showing. An electronic lockbox is placed on your home so that other agents may gain entry and show the house. We will negotiate all offers on your behalf. When an Offer to Purchase has been signed, we will set up the closing with a local attorney. We will provide all of the necessary documentation and follow up with the Buyer’s Agent to ensure that loan approval, home inspections and other pertinent steps in the process are completed on time.
