 Maintenance Manager

Outer Banks Blue Realty Services seeks a Maintenance Manager for the Kitty Hawk office.  This position is a key position within the company on the delivery of customer service needs to our customers and clients and is not an entry level position.  At this time, these are the qualifications/qualities expected from a candidate:

Reports to: Director of Operations 

Other Department Relationships: Housekeeping, Property Services, Rentals, and Customer Service  

Work Week: Days off TBD. Weekend work required 


Job Requirements:

·         Leading by example, supervise maintenance employees while keeping them highly organized, effective, and efficient using data

·         Build an engaged maintenance team with a service minded focus through daily, weekly, and monthly meetings with personnel and monthly with other department managers

·         Manage constant flow of work by coordinating and communicating clearly and concisely via e-mail, text, and phone to homeowners, department/team, other departments, and guests

·         Create and maintain the department annual budget with a focus on profitability

·         Primary point of contact with homeowners when significant issues may arise

·         Create a monthly newsletter article to property owners to promote department and services offered

·         Work closely with Company’s Escrow Accountant and Operating accountant on billing and payables

Critical Skills/Experience:

·         Intimate knowledge of maintenance operations and ability to lead a team of professionals

·         Critical thinking, Intellectual Curiosity, and Troubleshooting capabilities

·         Demonstrated capability to analyze data to identify opportunities for improvement

·         Microsoft Office (Word, Excel, Outlook, PowerPoint)


Minimum Requirements:

·         Reliable transportation to work at the Kitty Hawk office location

·         At least a high school education with some college. 4-year college degree preferred

·         At least 2 years of demonstrated leadership experience

Other Requirements:

·         Positive attitude with background in customer service

·         Other duties as assigned

·         No conflicts of interest (i.e. jobs on the side)

Residential Maintenance Technician

-This is a 40 hour a week position, wage is to be determined from experience

-Reliable transportation to report to work and ability to report to work on time is mandatory

-At least a high school education

-Desire to work in a fun and rewarding environment

-General knowledge in maintenance procedures

-General knowledge in work safety

-Good driving record and insurable on Company Auto Insurance

-Direct supervision and accountability on performance is a part of this job

-Perform general maintenance on rental properties (from light plumbing repairs, electronic device troubleshooting and repair, and light construction)

-Must be able to lift up to 50 lbs.

-Must be able to stand for long periods of time

-Must be able to carry an extension ladder, use it properly and climb the ladder to safe heights to execute jobs as needed

-Must have knowledge and ability to use various hardware & power tools

-Must be willing to work in extreme heat and cold.

-Execute work orders for guests experiencing issues at their rental property in a timely manner.

-Well groomed

- Excellent customer service and communication skills
